Job Description

Key Deliverables

Functional Head

Set up the master planning and design development department.

Set up the costing department.

Set up the systems and processes for the department as well as interdepartmental processes.

Coordination with architects, service, structural, landscape, Interior, lift, structural glazing, green building, QS and other consultants for finalization of design, cost and issue of GFC drawing.

Standardization of specs for different streams.

Coordinate with legal, business development, finance and accounts, marketing, liaison, construction for identification of new project, business viability, design, statutory compliances, slaes, cash flow requirements and execution.

Making presentation to different real estate funds in board meetings and otherwise, making investment in Mantri developers in regard to viability of the project

Business development

Part of the core team responsible for feasibility analysis for new developments, specific role is to identify the important byelaws and master planning related parameters like land use permissible, FSI achievable, asset classes suitability and cost

Discussion with land lord to finalize the land extent, boundary and identification of plots for acquisition and bottlenecks e.g. Kharab land, Nalas, buffer zones, conversion, CLU etc.

Identification of JD partner share as per JD agreement.

Discussion with prospective clients for finalization of additional specs and cost sharing thereof for retail and office space

Set up the Annual Business Plan for the year

Marketing

Finalization of the product mix or asset class being considered for the new development

Finalization of sales price or the ticket size for residential development.

Finalization of specs, target and cash flow for residential, commercial,retail and hotel.

Finalization of marketing material e.g. sales plan, specs, brochure, for launch of project

Finalization of sizes and amenities for retail and commercial development, floor plates,

Value Engineering

Correct interpretation of the bye laws and cost for the feasibility analysis so as to facilitate the core team to minimize risk while taking a business decision.

Optimization of the cost in design

Master Planning, concept, and Design Management

It includes 90 million sqft of residential, commercial, office, retail and hospitality spaces, spanning over 30 projects varying from 2 Acres to 100 Acres.

Monitoring Survey, finalization of property boundary, preparation of product mix and design brief, master plan and concept development within the cost and time frame and as per performance requirements.

Coordination with architects, service, structural, landscape, Interior, lift, structural glazing, green building, QS and other consultants for finalization of design, cost and issue of GFC drawing.

Development of Standard specifications and amenities in consultation with Management.

Liaison

Identification and compliance of different statutory requirements e.g. AAI, BSNL, Water supply and sewerage Board, Electricity boards, Fire, MOEF, SPCB, Development and Municipal Authorities, SEZ, coastal regulatory authorities, Tree cutting, etc

Liasing with different Govt. Agencies, Architects, and consultants to obtain approvals for smooth execution & obtaining statutory clearances

Costing, budgeting and cost control.

Preparation of basic cost estimates to facilitate business decision

Updating of cost estimates on the basis of concept and finalized specs and amenities

Updating cost estimate after finalization of design

Standardization of BOQ packages and Issue of BOQ

Preparation of analysis of rates and justification of tender priced BOQ for award of Work

Finalization of non tendered items and variation statements

Monitoring and control of cost

Finalizing contracting strategy in consultation with management, project and contracts team for optimisation of cost and smooth execution.

Project and construction Management

Suggesting new technologies for construction e.g. type of shuttering, steel or concrete, precast or Insitu

Resolving critical construction issues i.e. site logistics, T and P, method of excavation, shoring and dewatering for multiple basements, type of structure, finishes

Deciding the date for start of project and the schedule for completion.

Finalizing the design, procurement and statutory approval programme and coordination with architects and consultants, procurement, QS, PMC and liaison.

Finalizing contracting strategy.

Identification of the no of phases and phasing strategy

Identification and preparation budgeting, costing and cash flow requirements and control and monitoring of cost.

Identification of quality requirements and testing

Identification and suggestion of vendors to contracts and procurements

Procurement, Contract Administration & Management

Prequalification, short listing and registration of consultants as per the requirement.

Monitoring and supervising the preparation of scope documents, Finalization of general and specific conditions of contracts, payment terms and responsibility matrix.

Monitoring the Preparation of standard rates for consultants

Evaluating & executing (Sub) Contracting Works as well as negotiating, awarding and reviewing (Sub) Contracts as per contract regimes.

Interpreting and resolving contractual obligations & rights as well as resolving Technical Financial problems.

Payment of consultant's bills and settlement of additional scope or change.

HR function

Manpower planning and finalization of organizational chart and HR cash flows.

Development of Job descriptions
